Roof Inspections: What They Should Cover, From the Roof Covering to the Ceiling

When most Australian homeowners think about a roof inspection, they picture someone glancing up from the ground or having a quick look during a pre-purchase building inspection. In reality, a proper roof inspection is a far more thorough process — and understanding what it should include can save you thousands of dollars in undetected damage, whether you’re buying a home, maintaining one, or dealing with the aftermath of a storm.

A roof isn’t just the tiles or sheeting you see from the street. It’s a complete system, made up of external weatherproofing components and an internal structural cavity, working together to keep your home dry and standing. A genuine roof inspection needs to look at both.

What Is a Roof Inspection?

A roof inspection is a systematic assessment of a roof’s condition, carried out to identify existing damage, early warning signs of future problems, and any maintenance that’s overdue. Inspections are typically carried out for one of a few reasons: as part of buying or selling a property, following storm or hail damage, as routine seasonal maintenance, or because a homeowner has noticed a specific issue such as a ceiling stain or a loose tile.

The scope of the inspection matters enormously. A rushed, surface-level look is very different from a comprehensive assessment that covers both the exterior roof plane and the roof cavity underneath it — and the difference often only becomes obvious once something has already gone wrong.

External Roof Components

The most visible part of any roof inspection is the roof covering itself — whether that’s terracotta or concrete tiles, Colorbond steel sheeting, or another material common across Australian homes. An inspector should check for cracked, slipped, or missing tiles, corrosion or rust on metal roofing, and general wear consistent with the roof’s age and the local climate.

Beyond the roof covering, a proper external inspection includes:

  • Ridge capping — the capping along the roof’s peak, which is prone to cracking and mortar failure over time on tiled roofs
  • Valleys — the internal angles where two roof planes meet, a common point for water pooling and leaks if not properly maintained
  • Flashings — the metal strips sealing joins around chimneys, vents, skylights and roof penetrations, which are one of the most frequent sources of roof leaks in Australian homes when they deteriorate or are poorly installed
  • Guttering and downpipes — checked for rust, sagging, blockages, and correct fall (slope) to ensure water is actually draining away from the home rather than pooling or overflowing back toward the roofline or foundations
  • Fascia and barge boards — the boards running along the roof edge, which are vulnerable to rot and water damage, particularly where guttering has been overflowing unnoticed

This external assessment gives a good picture of the roof’s weatherproofing — but it’s only half the job.

The Roof Cavity and Structural Components

A thorough roof inspection also assesses the roof cavity: the space between the ceiling and the roof covering, accessed via a manhole. This is where the roof’s structural integrity actually lives, and it’s the part most likely to be skipped in a rushed or budget inspection.

Inside the roof cavity, an inspector should be checking:

  • Trusses and rafters — the timber (or steel) framework holding the roof shape and load. Sagging, cracking, or water-damaged timber here is a genuine structural concern, not a cosmetic one
  • Battens — the horizontal timber or steel strips that the roof covering is fixed to, which can warp or rot if moisture has been getting through undetected
  • Sarking — the reflective or breathable membrane layer beneath the roof covering, which acts as a secondary barrier against water and dust intrusion. Torn, sagging, or missing sarking is a common contributor to slow leaks that are hard to trace from outside
  • Insulation — checked for damage, displacement, or signs it has become compressed or waterlogged, which affects both energy efficiency and can indicate a moisture problem
  • Signs of pest activity — possums and other roof-dwelling pests are a genuinely common issue in Australian roof cavities, and can cause damage to insulation, wiring, and timber that’s easy to miss without going up and looking

A qualified inspector will also check for daylight showing through gaps that shouldn’t be there, and for staining or moisture marks on the underside of the roof covering or on structural timber — often the first sign of a leak that hasn’t yet reached the ceiling below.

Eaves and Their Role

Eaves — the overhanging edge of the roof beyond the exterior walls — often get overlooked in a roof inspection, but they play a genuinely important role. Eaves protect exterior walls and windows from rain and direct sun, and they typically house the roof’s ventilation points.

An inspection should check eave linings for water staining, delamination, or damage, and confirm that any eave vents are clear and functioning. Blocked or damaged eave ventilation can contribute to poor airflow through the roof cavity, which in turn accelerates timber deterioration and can cause condensation issues, particularly through Australia’s more humid regions.

Ceilings: The First Warning Sign From Inside the Home

While ceilings aren’t technically part of the roof structure, they’re usually the first place a homeowner notices that something’s wrong above them — a brown water stain, a soft or sagging patch, or bubbling paint. A good roof inspection considers the ceiling as a diagnostic tool: staining in a particular location often points an inspector directly to the source of a leak in the cavity above, whether that’s failed flashing, cracked tiles, or deteriorated sarking.

If you’ve noticed ceiling staining or sagging, it’s worth having both the roof cavity and the external roof assessed together, rather than treating the ceiling issue in isolation — patching the ceiling without finding and fixing the source above it means the problem, and the damage, will simply return.

Why a Building Inspection Alone Isn’t Always Enough

What Is Included in a Roof Inspection?

Roof inspections conducted as part of a building inspection can be lacking in detail and often not be as comprehensive as is required. A good Roof Inspection will include an assessment of all the external components of the roof, including the drainage — that is, gutters, flashings, and downpipes. A good roof inspection should also include an assessment of the roof cavity, which will cover the structural components, such as trusses, battens, and sarking, along with any signs of moisture, pest activity, or ventilation issues.

If you’re buying a property, it’s worth asking specifically whether the roof cavity was accessed and inspected, or whether the assessment was limited to what could be seen from the ground or a visual walk-around. The difference between the two can be the difference between catching a $500 repair early and discovering a $15,000 structural problem after settlement.

Getting a Proper Roof Inspection Done

A roof inspection that only looks at what’s visible from the street isn’t giving you the full picture. Between the roof covering, guttering and flashings on the outside, and the trusses, battens, sarking and insulation in the roof cavity, there are a lot of places for problems to hide — and eaves and ceilings often provide the earliest clues that something needs a closer look.
